David H. Koch Center

State-of-the-art ambulatory care and maternity center project.

Colliers Project Leaders is engaged to provide commissioning services for NewYork-Presbyterian Hospital’s new David H. Koch Center. This 750,000 square foot facility will be a state-of-the-art ambulatory care and maternity center with OR suites, radiology, endoscopy, radiation therapy, gastrointestinal services, waiting and support areas, pediatric intensive care unit, labor and delivery, and pre-/post-delivery facilities. Mechanical systems will be provided in the basement and on the middle three floors of the building and will include chillers, generators, air handling units, electrical substations, and primary high-tension electric service. The building will be designed and constructed using the latest BIM technology with a focus on integrating the model into facilities operations.

As commissioning agent, Colliers Project Leaders is providing integrated commissioning services in accordance with LEED for Healthcare EA Prerequisite 1, Fundamental Commissioning and EA Credit 3, Enhanced Commissioning from the schematic design through the warranty phase. Colliers Project Leaders will additionally be providing services for verifying the Measurement and Verification (M&V) requirements for both energy (EA Credit 5) and water consumption (WE Credit 2).

During the design phase, Colliers Project Leaders developed the Owner’s Project Requirements (OPR), reviewed the design to verify it met the Hospital’s objectives, and provided detailed commissioning specifications. During construction, our team will develop detailed installation checklists and functional performance tests, will verify the installation of the commissioned systems and equipment, and will coordinate and witness the execution of the functional testing. Colliers Project Leaders will also be responsible for verifying that hospital facilities personnel are properly trained, will perform a 10-month review to help verify there are no outstanding construction issues before the warranty expires, and will develop a systems manual.
