Our team investigated the feasibility of developing the vacant lands as serviced lots or a fully-built warehouse distribution / industrial business park to be leased or held as income producing properties. We studied the physical feasibility of the project before undertaking a detailed financial feasibility analysis. Several physical impediments were identified, which our team translated into cost and time risks. Utilizing our extensive experience in real estate planning, development, and investment analysis, we created a financial model that simulated possible risks, time frames, and funding structures that included a mix of private equity and debt, to generate relevant return metrics.
